ACCOMMODATION

Ground floor:

Enter Villa Amphora via a large door with stylish blue bevelled glass panels to each side. The coloured glass casts an attractive light on the inside of the entrance.

Left and ahead are the split level and open-plan lounge, dining room and sitting 'rooms'. The flooring is of large pale cream marble tiles and extends onto the large, partially covered sea-facing terrace accessed from the lounge via doors which fold back completely to bring the outside in. All terraces and balconies have aluminium and toughened glass balustrades. All windows and external doors are deep blue/grey aluminium.

Speaker wires are laid under the flooring with sockets set into the walls.

From the lounge, there are two steps up to the large dining area with atrium (i.e. open to the first floor ceiling). French doors open to a small terrace which over looks the rock garden down to the pool. Steps lead from the terrace into the garden and pool area.

From the dining area, there are two steps down again to the sitting area in the rounded 'tower' part of the house. Large picture windows give a delightful view of the surrounding garden and country-side. The sitting room has up-lighter lights set into the marble floor around the walls which gives a wonderful, seductive feel in the evenings.

To the right of the dining area, before the stairs to the first floor, there are two steps down into the 'snug'. With ample wall-space for a letterbox-style fire and the room's high level windows, this is the perfect place to 'hole-up' in the winter.

The 'high-spec' kitchen is to the right of the entrance and is accessed through a high archway. There are ample floor and wall cupboards made of pale blonde wood. There is a large island unit and breakfast bar also has cupboards below. The oven, microwave, dishwasher and hob (all Neff or Bosch) are built in. The worktops are of dark grey granite with blue/grey iridescent flecks. The stainless steel sink looks out onto the garden and is shaded by a beautiful old olive tree which sings with birds in the mornings. The large stainless steel Bosch fridge freezer is available by separate negotiation.

The kitchen leads to the utility area (not visible from the rest of the ground floor) with washing machine, stainless steel sink and cupboard and granite worktop. The utility room has a small window to the rear of the villa.

Also on the ground floor is a cloakroom/WC.

First floor

The first floor is reached via the elegant floor-to-roof staircase with toughened glass balustrades and useful landings providing yet more light and space.

The large Master bedroom occupies the south-west corner of the house. It has a large wrap-around balcony which is accessed via two double french windows (with shutters and flyscreens) on the south and the west sides of the room. The views from here are wonderful.

The master bedroom also offers a en-suite shower room with modern glass basin, wall cabinet and blue floor and wall tiles. The shower enclosure is large and the shower efficient. The bathroom window, with shutter and fly screen looks out to the white mountains.

The lovely semi-circular room at the end of the atrium balcony can either be used as a study or a double bedroom. Like the sitting room below, it has six picture windows giving a wrap round view of the coastline. Spotlights in the ceiling give an attractive light in the evenings with wall lights are also in place for more functional lighting. This room has a single french door (with shutters and fly screen) which leads onto a balcony which it shares with the master bedroom.

There are two further double bedrooms each with private balconies (doors have shutters and fly screens). These rooms have exceptionally high ceilings which are open to the rafters of the pitched roof above providing excellent air flow. They also have high-level mezzanines for storage or display.

All bedrooms have wall lights and reading lights over the beds.

The five large, pale blonde wood wardrobes which furnish the bedrooms come as part of the sale.

Finally, on the first floor, there is a large family bath and shower room.

Roof Terrace

The views from this gorgeous space have to be seen to be believed! This is a really lovely area which is excellent from sunbathing or barbecues or star watching. It has good lighting around the perimeter and there are sockets for electric appliance such as a fridge.

There are also two store rooms one of which houses a 1000 litre water tank.

Outside
The unique swimming pool (approx. 4m by 12m) is surrounded by private terraces providing restful areas in both sun and shade. The adjoining, shallow splash pool with waterfall leading to the main pool is an inviting place for children to play or adults to cool down. Lighting in and around the pool provide a stunning effect at dusk.

The pool house, with additional storage capacity, is under the pool and hidden within the grounds.
